Over the past 40 years, Tysons Corner has transformed itself from cow pastures to the 12th largest central business district in the United States. districts in the nation.
As one of the most desirable locations for business in the Washington DC metro area, a number of corporations have chosen to establish their headquarters here including MicroStrategy, Gannett/USA Today, Capital One, Freddie Mac, Hilton Worldwide, National Automobile Dealers Association, and Booz Allen Hamilton.
Tysons Corner also has one of the largest retail centers in the region with over 4 million square feet of space. Shoppers enjoy major retailers including Macys, Bloomingdales, Nordstrom, Neiman Marcus, Saks Fifth Avenue, Ann Taylor, Barnes & Noble, Brooks Brothers, L. L. Bean, and Eddie Bauer. Over the next few years, Tysons Corner will continue to undergo major construction and redevelopment with the continued vision of transforming it from a suburban office park to a vital, vibrant urban center. Construction of the Silver Line extension of the Metrorail system which will bring four stations to Tysons and construction of a major HOT lanes project are both well underway. In the private sector, a number of retail, residential, and office projects are under construction and more are in the works.
The Tysons Corner Comprehensive Plan is being updated to enable Tyson's evolution to a twenty-first century urban center. These changes would promote mixed use development, facilitate transit-oriented development (TOD), enhance pedestrian connections throughout Tysons, increase the residential component, and provide for amenities and aesthetics, such as public space, public art, and parks.
Anyone who passes through Tysons Corner today is keenly aware that the transformation of Tysons Corner from a suburban office park to a vital, vibrant urban center has begun in earnest. Signs of this transformation are everywhere. All of this poses immense challenges for the Tysons Corner community and everyone must play a part— government, business leaders, and community organizations; as well as employers, employees, and residents.
Tysons Corner of the Future
Tysons Corner has the opportunity to transform into a vital, vibrant urban center – a Tysons Corner which has an appropriate mix of commercial office space, residential units and retail space—a Tysons Corner with efficient transit facilities, parks, open space, arts, and community amenities–a Tysons Corner which is less dependent upon the automobile.
The Tysons Land Use Task Force’s recent recommendation and vision is to create a livable and vibrant urban center built around transit that addresses the challenges of sustainable growth, energy conservation, environmental protection, affordable housing, and safe communities. The proven strengths of transit-oriented design and the related Task Force recommendations will allow the future Tysons to become a livable and vibrant
urban center that will reduce air pollution and energy consumption rates, and conserve land and open space, while promoting economic development.
The future of Tysons Corner and the surrounding communities is incredibly bright. It is exciting to know that the foundation for a Tysons Corner Urban Center that supports the community’s economic prosperity and quality of life has been built and the vision for the future is clear. Tysons Corner will continue to be a vital, prosperous, and attractive place for people to live, work, play, shop, worship, and even retire.
